What is one thing you feel is a "necessity" on the farm/barn/stable/etc?
Other than the basics like water and electricity (although, I've worked at barns that didn't have electricity or running water - that was HELL).
Either a material item, or something that is a deal breaker on where you board/keep your horses.
I really think every farm needs an ATV. I wouldn't be able to get hay out to the horses without it (we feed square bales). I also use it to fill up the water troughs in the winter when the long hoses freeze. And I've used it to excersize the horses (hook up the hay cart to the back and drive around, it's hilarious and they get a good jog). It's also really good in the winter because walking through tons of snow is exhausting, and it's easier to take the ATV out to throw hay/fill buckets. I also like those little manure spreaders...they make cleaning stalls so much easier!
Trustworthy staff. If I didn't trust the yard owner/manager the yard wouldn't even make my list of possible yards.
Close second is turnout. Preferable 24/7 all year. (I don't have that at my current yard though. It's 24/7 in summer and my horse is in during the day and out at night in winter)
Then it would be staff who live on site.
Then it would be an area with good hacking. Preferable all off road
Then a nice, friendly people (staff and other owners)
Access to a good instructor, either from the yard, a free-lance from outside the yard or at another yard within hacking distance.
